Consent may be provided verbally, electronically or in writing, depending on the nature and sensitivity of the information and the purpose for which it is required.
A credit report will only be requested after appropriate authorization has been obtained. Your credit information may be used to assess borrowing eligibility, verify information in your application and identify mortgage products that may be available to you.
Providing information does not guarantee mortgage approval, a particular interest rate or funding. Each lender applies its own underwriting requirements and makes its own lending decisions.
You may withdraw your consent, subject to legal, regulatory and contractual restrictions and reasonable notice. Withdrawing consent may prevent Matthew or Today’s Mortgage Choice from completing an application, continuing to provide mortgage services or administering an existing transaction.
Personal information may be disclosed when reasonably necessary to provide the requested mortgage services or meet legal and regulatory obligations.
Recipients may include:
Today’s Mortgage Choice and its authorized employees, brokers, agents, underwriters, administrators and compliance personnel

Some lenders and other recipients operate independently and maintain their own privacy policies. Their collection, use and retention of information are governed by their agreements with you and their applicable legal obligations.
Personal information will not be sold or rented. It will not be provided to another organization solely for that organization’s unrelated marketing purposes without your consent.
You are not legally required to provide your Social Insurance Number to apply for a mortgage.
A lender, credit-reporting agency or mortgage application may request it as an optional way to help match you accurately with your credit file. If a SIN is requested, you may ask why it is needed, how it will be used and whether another identifier can be provided instead.
A SIN card is not accepted as an identity document.

Personal information is retained only for as long as reasonably necessary to provide services and satisfy legal, regulatory, brokerage, audit and recordkeeping requirements.
Ontario mortgage brokerage rules require certain records to be retained for at least six years after the applicable mortgage term expires or after a transaction is completed or expires. These requirements can also apply to mortgage inquiries or applications that do not ultimately fund.

Information held by Today’s Mortgage Choice, a lender, a credit-reporting agency or another independent organization may need to be requested directly from that organization.
Mortgage updates, educational content or other marketing communications will be sent only where permitted by law and with any consent that may be required.
You may unsubscribe from electronic marketing communications at any time by using the unsubscribe option provided or by contacting Matthew. Unsubscribing from marketing does not prevent communications required to respond to an inquiry, service an application or administer a mortgage transaction.
Suspected unauthorized access, loss or disclosure of personal information will be investigated and addressed in accordance with applicable law and brokerage procedures.
Affected individuals, Today’s Mortgage Choice, the Office of the Privacy Commissioner of Canada or other authorities will be notified where notification is legally required.
